Vera is a small town in the east of Almería province, in the Levante Almeriense district. Its name is thought to be Punic in origin, from Baria, the ancient settlement on this site. The town itself stands a few kilometres inland. Its stretch of sea is Vera Playa, with a long sandy beach.

For anyone moving, Vera is first of all dryness and sun: around twenty rainy days a year and over three thousand hours of sunshine. Housing is cheap. The foreign share is noticeable, and the building along the shore is mostly second homes. The drawbacks are the usual ones here: over an hour to a large hospital or to Almería airport, no international schools, and a coastal strip that empties noticeably in winter.

Vera sits in Levante Almeriense, Almería, 6 km from the water. The sea is 6 km away: not a seaside town but a town near the sea, and the beach means a drive. 29.9% of residents are foreign nationals per the census: Spanish is not the only language you will hear on the street. The airport is 115 minutes away: meeting visitors and flying out both cost you half a day.

What tenants actually pay

This is the median rent on active leases — tax records for 2024, a sample of 872 leases. It includes long-standing contracts at unchanged rents, so it sits below what is asked today: our estimate of asking rent is 650 € for a two-bedroom.

The point of the 75th percentile: it is closer to what is being signed now than the median. The gap between them shows how much a new tenant overpays relative to long-standing ones.

Renting without a Spanish contract

How realistic a long lease is without a nómina — on foreign income, savings or prepayment.

  • 29.9% foreign residents — income from abroad is routine for landlords here
  • A community with its own services: agencies have dealt with foreigners before
  • Prices rising 8.5% a year — the landlord picks, and the first filter is a nómina

This is our model, not a measurement: demanding a nómina is an individual landlord's practice and nobody publishes it. The rating is derived from the share of foreign residents, the presence of a community with services, price growth, seasonality of the stock and the size of the town.

Two places: the station in Almería itself and the one in El Ejido. Both watching services agree on two to four weeks. Nobody reports a shortage of fingerprint appointments; the queues are only for regularisation paperwork. There is little evidence, so treat this as a rough estimate.
