Garrucha is a small coastal municipality in the east of Almería province: around eleven thousand residents, ninety-one kilometres from the capital. It is wedged between Vera and Mojácar, and by area it is one of the most compact municipalities on the whole Spanish coast in our base.

Garrucha lives on its port. It is a working one: a fishing fleet and the export of gypsum quarried in the hills nearby. For anyone moving that means the town does not close for the winter the way the resorts beside it do — it has a trade of its own that does not depend on the season. The promenade and the beach are within walking distance, housing is cheap, and it is dry and sunny. The drawbacks: it is small, the hospital and Almería airport are over an hour away, and there are no international schools.

What tenants actually pay

This is the median rent on active leases — tax records for 2024, a sample of 543 leases. It includes long-standing contracts at unchanged rents, so it sits below what is asked today: our estimate of asking rent is 750 € for a two-bedroom.

The point of the 75th percentile: it is closer to what is being signed now than the median. The gap between them shows how much a new tenant overpays relative to long-standing ones.

Renting without a Spanish contract

How realistic a long lease is without a nómina — on foreign income, savings or prepayment.

  • 29.7% foreign residents — income from abroad is routine for landlords here
  • A community with its own services: agencies have dealt with foreigners before
  • Prices rising 9% a year — the landlord picks, and the first filter is a nómina
  • Stock goes to tourist lets: long leases are scarce and competed for

This is our model, not a measurement: demanding a nómina is an individual landlord's practice and nobody publishes it. The rating is derived from the share of foreign residents, the presence of a community with services, price growth, seasonality of the stock and the size of the town.

Two places: the station in Almería itself and the one in El Ejido. Both watching services agree on two to four weeks. Nobody reports a shortage of fingerprint appointments; the queues are only for regularisation paperwork. There is little evidence, so treat this as a rough estimate.
