Torrox
Torrox is two towns under one name, and you will have to pick between them. Up in the hills, four kilometres from the sea, sits an Andalusian village: white houses, streets running uphill, a sixteenth-century church standing where the mosque was. Down by the water is Torrox Costa — holiday blocks from the seventies, where most people actually live. Ten minutes by bus separates them, and so does everything else. The place is older than the seafront suggests: a small Roman town stood here and salted fish, and the name comes from the Arabic word for «tower».
The German community here is one of the largest in Spain. The doctor, the estate agent and the hairdresser all switch to German — not out of courtesy, but because that is the customer. Almost four residents in ten are foreign. The avocado and mango fields begin at the end of the last street; they pushed out the vines, olives and almonds in a single generation. There is no railway and never will be — fifty kilometres to Málaga's station, an hour to the airport. And on the last Sunday before Christmas the square gives out migas, fried breadcrumbs with garlic, to a few thousand people. It is the biggest day of the local year.
- Nerja · 8 km — the cave with prehistoric paintings and the viewpoint over the sea
- Frigiliana · 12 km — a white village in the hills above the coast
- Málaga · 45 km — airport, station, hospitals and museums
Torrox sits in Axarquía, Málaga, right on the water. 39.2% of residents are foreign nationals per the census: Spanish is not the only language you will hear on the street. Summers are packed: tourist load hits 5 out of 5 at the peak against 1 in winter. Fast internet at a median of 310 Mbps: remote work is not a problem here.

What tenants actually pay
sourcedThis is the median rent on active leases — tax records for 2024, a sample of 753 leases. It includes long-standing contracts at unchanged rents, so it sits below what is asked today: our estimate of asking rent is 820 € for a two-bedroom.
The point of the 75th percentile: it is closer to what is being signed now than the median. The gap between them shows how much a new tenant overpays relative to long-standing ones.

Renting without a Spanish contract
How realistic a long lease is without a nómina — on foreign income, savings or prepayment.
- —39.2% foreign residents — income from abroad is routine for landlords here
- —A community with its own services: agencies have dealt with foreigners before
This is our model, not a measurement: demanding a nómina is an individual landlord's practice and nobody publishes it. The rating is derived from the share of foreign residents, the presence of a community with services, price growth, seasonality of the stock and the size of the town.
