5Winter liveability / 5To the sea 4.3 kmTo the airport 54 min · AGPPer m² 2 529

Vélez-Málaga is the fourth largest town in the province by population and has never been a resort. It stands four kilometres from the sea in a river valley and works as the centre for the whole district: market, offices, town hall, courts. People come here on business, not for the beach. It was granted town rights in 1487, right after the Spanish crown took it. The old centre sits on two hills: a fortress with its tower and a fifteenth-century church on one, a chapel on the other.

The boundaries are wide — 158 square kilometres — and they take in the whole shoreline with nine beaches, Torre del Mar among them, where the seaside half of the population lives. Up in the valley they grow mangoes and avocados; down on the shore they take in holidaymakers. Household income here is below the provincial average and prices show it: the appraised square metre here is below Málaga's, forty kilometres away. One resident in nine is foreign — a quarter of the share in Torrox, twenty kilometres away. No international schools, no railway, and about an hour to Málaga airport.

What tenants actually pay

This is the median rent on active leases — tax records for 2024, a sample of 2 394 leases. It includes long-standing contracts at unchanged rents, so it sits below what is asked today: our estimate of asking rent is 830 € for a two-bedroom.

The point of the 75th percentile: it is closer to what is being signed now than the median. The gap between them shows how much a new tenant overpays relative to long-standing ones.

Renting without a Spanish contract

How realistic a long lease is without a nómina — on foreign income, savings or prepayment.

  • A community with its own services: agencies have dealt with foreigners before

This is our model, not a measurement: demanding a nómina is an individual landlord's practice and nobody publishes it. The rating is derived from the share of foreign residents, the presence of a community with services, price growth, seasonality of the stock and the size of the town.

The station on Avenida de Andalucía releases a batch of slots on Mondays around 8:30, for 30 to 45 days ahead; the rest of the week only leftovers remain. The wait is four to eight weeks and getting in is very hard: lawyers describe weeks on end with no free slots at all. Marbella, Fuengirola and Torremolinos have their own points, with lighter load.
