Nerja
On 12 January 1959 five young men from Maro and Nerja went after bats down a shaft they called the Mine. Behind a narrow crack, which they broke open with tools the next day, was a cave: five kilometres of passages, and on the walls paintings that are, by one estimate, forty-two thousand years old. Part of the cave is open to visitors today and it is the best-known sight on this coast. Nerja itself is the last town in Málaga province going east; beyond it Granada begins. The town sits on a cliff, and the famous Balcón de Europa is simply the edge of that cliff, where cannon once stood.
The shore here is not one long strip but a dozen separate beaches cut off from each other by rock: Burriana, Calahonda, Carabeo, El Playazo. A third of residents are foreign, mostly British, and that decides the thing that matters most: the town does not close for winter. Shops, doctors and restaurants work all twelve months, which is rare on this coast. There is no railway; Málaga airport is an hour away by motorway. On 16 July the statue of the sailors' patron saint is put in a boat and carried along the shore to the beach below the Balcón, and the whole town turns out to watch.

Nerja sits in Axarquía, Málaga, right on the water. You can live here without a car: our rating is 4 out of 5, rare on the Spanish coast. 30% of residents are foreign nationals per the census: Spanish is not the only language you will hear on the street. Summers are packed: tourist load hits 5 out of 5 at the peak against 1 in winter.

What tenants actually pay
sourcedThis is the median rent on active leases — tax records for 2024, a sample of 595 leases. It includes long-standing contracts at unchanged rents, so it sits below what is asked today: our estimate of asking rent is 980 € for a two-bedroom.
The point of the 75th percentile: it is closer to what is being signed now than the median. The gap between them shows how much a new tenant overpays relative to long-standing ones.

Asking prices are what long lets are advertised at today; the registry is what tenants pay on signed leases, including old ones. The gap between them is your negotiating argument.

Renting without a Spanish contract
How realistic a long lease is without a nómina — on foreign income, savings or prepayment.
- —30% foreign residents — income from abroad is routine for landlords here
- —A community with its own services: agencies have dealt with foreigners before
This is our model, not a measurement: demanding a nómina is an individual landlord's practice and nobody publishes it. The rating is derived from the share of foreign residents, the presence of a community with services, price growth, seasonality of the stock and the size of the town.
