Sanlúcar de Barrameda stands on the left bank of the Guadalquivir estuary facing the Doñana national park, with seventy thousand residents. Magellan sailed from here on the voyage round the world, and Elcano came back to it. Jerez is twenty-three kilometres away, Cádiz fifty, Seville ninety-six.

The town is known for two things: manzanilla, the wine aged only here, and the August horse races on the beach, running since the nineteenth century. For anyone moving, the ordinary things matter more: this is a real Andalusian town that works all year, with a market, doctors and schools. Housing costs less than on the Costa del Sol. The Atlantic here is colder than the Mediterranean, it is windy, and the beach is wide because the tides are real ones rather than Mediterranean.

What tenants actually pay

This is the median rent on active leases — tax records for 2024, a sample of 944 leases. It includes long-standing contracts at unchanged rents, so it sits below what is asked today: our estimate of asking rent is 880 € for a two-bedroom.

The point of the 75th percentile: it is closer to what is being signed now than the median. The gap between them shows how much a new tenant overpays relative to long-standing ones.

Renting without a Spanish contract

How realistic a long lease is without a nómina — on foreign income, savings or prepayment.

  • 2.3% foreign residents — the market is built for locals with a contract
  • Prices rising 8% a year — the landlord picks, and the first filter is a nómina

This is our model, not a measurement: demanding a nómina is an individual landlord's practice and nobody publishes it. The rating is derived from the share of foreign residents, the presence of a community with services, price growth, seasonality of the stock and the size of the town.

The evidence conflicts sharply. One watching service reports one to two weeks for Cádiz and Algeciras, another three to six weeks, having found only four free slots in 78 days. Jerez is named as the less loaded alternative. Nobody reports a shortage of fingerprint appointments; treat this as a rough estimate.
