Oviedo is the capital of Asturias, with around two hundred and twenty thousand residents. The sea is not visible from the city: it stands thirty kilometres inland and enters our base under the general rule of within a hundred and fifty kilometres of the coast. Founded in the eighth century, it keeps pre-Romanesque churches on Mount Naranco from those days, listed by UNESCO.
For anyone moving, Oviedo is a university city with hospitals and a clean, well-kept centre that works all year. Housing costs less than on the coast and far less than on the Mediterranean. The climate is Asturian: rain in every month, a cool winter, a mild summer. Gijón and the sea are half an hour away. Greenery lasts all year, and real heat almost never comes.

This is the median rent on active leases — tax records for 2024, a sample of 18 172 leases. It includes long-standing contracts at unchanged rents, so it sits below what is asked today: our estimate of asking rent is 860 € for a two-bedroom.
The point of the 75th percentile: it is closer to what is being signed now than the median. The gap between them shows how much a new tenant overpays relative to long-standing ones.
