Chiclana de la Frontera is a town on the Bay of Cádiz with around ninety thousand residents. The town itself sits inland; its stretch of sea is La Barrosa, a long sandy beach with resort building a few kilometres from the centre. They are two different places, and you drive between them.

For anyone moving, Chiclana is interesting for the combination: an ordinary Andalusian town that works all year, with one of the province's best beaches next to it. In summer the resort part is full and in winter quieter, but the town itself does not close. Housing costs less than on the Mediterranean, Cádiz is twenty-five kilometres away and Jerez airport forty. The water is Atlantic and cool, and the wind here is constant — that is what neighbouring Tarifa and Conil are built on.

What tenants actually pay

This is the median rent on active leases — tax records for 2024, a sample of 1 079 leases. It includes long-standing contracts at unchanged rents, so it sits below what is asked today: our estimate of asking rent is 880 € for a two-bedroom.

The point of the 75th percentile: it is closer to what is being signed now than the median. The gap between them shows how much a new tenant overpays relative to long-standing ones.

Renting without a Spanish contract

How realistic a long lease is without a nómina — on foreign income, savings or prepayment.

  • 5.2% foreign residents — the market is built for locals with a contract
  • A community with its own services: agencies have dealt with foreigners before
  • Prices rising 9.5% a year — the landlord picks, and the first filter is a nómina

This is our model, not a measurement: demanding a nómina is an individual landlord's practice and nobody publishes it. The rating is derived from the share of foreign residents, the presence of a community with services, price growth, seasonality of the stock and the size of the town.

The evidence conflicts sharply. One watching service reports one to two weeks for Cádiz and Algeciras, another three to six weeks, having found only four free slots in 78 days. Jerez is named as the less loaded alternative. Nobody reports a shortage of fingerprint appointments; treat this as a rough estimate.
