Gijón is the most populated city in Asturias, with around two hundred and seventy thousand residents. It sits on the Bay of Biscay around the Santa Catalina headland, on which stands Cimadevilla, the old fishermen's quarter. The city grew on coal and steel: Asturian coal was shipped out through its port for centuries, and traces of that industry are still visible.
Today Gijón is an ordinary large city with a university, hospitals and a seafront in the middle of it: San Lorenzo beach runs right along the built-up area. For anyone moving that means city life all year and housing that is very cheap by Spanish standards. The climate is Atlantic: rain in every month, a winter without frost, a cool summer, a cold sea. There is more greenery here than anywhere in the south.

This is the median rent on active leases — tax records for 2024, a sample of 19 552 leases. It includes long-standing contracts at unchanged rents, so it sits below what is asked today: our estimate of asking rent is 850 € for a two-bedroom.
The point of the 75th percentile: it is closer to what is being signed now than the median. The gap between them shows how much a new tenant overpays relative to long-standing ones.
