Las Palmas de Gran Canaria
Las Palmas is the capital of Gran Canaria and, together with Santa Cruz de Tenerife, of the Canary Islands as a whole: three hundred and eighty-two thousand residents, Spain's ninth city. Founded in fourteen seventy-eight, it was the archipelago's principal city until the seventeenth century. It stands on the north-east of the island, on the isthmus between the old town and the headland.
Its defining feature is Las Canteras beach in the middle of the built-up area, about three kilometres long, with a concert hall on the promenade. For anyone moving that is a rare combination: a proper large city with a university, hospitals and a port, where the sea is a walk away. Unlike the southern resorts the city does not empty in winter — it does not live on a season. Fewer than a tenth of residents are foreign. Thirty-five rainy days a year: the north of the island is noticeably wetter than the south.

- Maspalomas · 55 km — the dunes and the winter resort south
- Teide · 110 km — the volcano on neighbouring Tenerife, visible on a clear day
Las Palmas de Gran Canaria sits in Gran Canaria, Canary Islands, right on the water. The square metre is 23% below the Gran Canaria median: €2 233 against €2 900. You can live here without a car: our rating is 5 out of 5, rare on the Spanish coast. The airport is 25 minutes away, closer than for most places in the database.

What tenants actually pay
sourcedThis is the median rent on active leases — tax records for 2024, a sample of 21 347 leases. It includes long-standing contracts at unchanged rents, so it sits below what is asked today: our estimate of asking rent is 1 000 € for a two-bedroom.
The point of the 75th percentile: it is closer to what is being signed now than the median. The gap between them shows how much a new tenant overpays relative to long-standing ones.

Asking prices are what long lets are advertised at today; the registry is what tenants pay on signed leases, including old ones. The gap between them is your negotiating argument.

Renting without a Spanish contract
How realistic a long lease is without a nómina — on foreign income, savings or prepayment.
- —A community with its own services: agencies have dealt with foreigners before
- —Prices rising 9% a year — the landlord picks, and the first filter is a nómina
- —A big city: queues at viewings and a bank guarantee as the norm
This is our model, not a measurement: demanding a nómina is an individual landlord's practice and nobody publishes it. The rating is derived from the share of foreign residents, the presence of a community with services, price growth, seasonality of the stock and the size of the town.
