Ferrol
Ferrol is a town in the north of A Coruña province, set on a peninsula at the entrance to a long inlet, with around sixty thousand residents. It is known for its shipyards: warships have been built here since the eighteenth century, and the port is still the main base of the Spanish Atlantic fleet.
The centre's layout is unusual for Spain: the Magdalena quarter was laid out in the eighteenth century on a regular grid, as a military town. For anyone moving, Ferrol means very cheap housing, among the cheapest in our base, and the reason behind it: the town has been losing population for decades along with shipbuilding. The climate is Galician — rain all year, a cold sea. But it is green, quiet and without a tourist season.

- Narón · 5 km — the neighbouring municipality, one town with Ferrol
- Cedeira · 40 km — the fishing town and the San Andrés cliffs
Ferrol sits in Galicia, 4 km from the water. The square metre is 22% below the Rías Altas median: €1 129 against €1 450. Winters are damp at 79% humidity, so ask about mould before you sign. Markedly less sun than the south: 1850 hours a year. This is the north, and winter shows it.

What tenants actually pay
sourcedThis is the median rent on active leases — tax records for 2024, a sample of 3 794 leases. It includes long-standing contracts at unchanged rents, so it sits below what is asked today: our estimate of asking rent is 650 € for a two-bedroom.
The point of the 75th percentile: it is closer to what is being signed now than the median. The gap between them shows how much a new tenant overpays relative to long-standing ones.

Renting without a Spanish contract
How realistic a long lease is without a nómina — on foreign income, savings or prepayment.
- —7% foreign residents — the market is built for locals with a contract
This is our model, not a measurement: demanding a nómina is an individual landlord's practice and nobody publishes it. The rating is derived from the share of foreign residents, the presence of a community with services, price growth, seasonality of the stock and the size of the town.
