Puerto de la Cruz is a town in the north of Tenerife with thirty-one thousand residents. Tourism in the Canaries started here: in eighteen eighty-six the archipelago's first sanatorium for visiting patients opened in this small port, and the town became Spain's first resort of European standing. It sits in the Orotava valley below the mountain, and that sets its weather.

The north of Tenerife is not the same as the south. Cloud off the ocean catches on the slope and hangs there: fifty-five rainy days a year and seventy-two per cent humidity in winter, against eighteen days and sixty per cent in Adeje in the south. Two hours of driving between them. In exchange the north is green, the buildings are older and denser, and housing costs less than in the south. The winter season here is a full one: from November to February the town is busy.

What tenants actually pay

This is the median rent on active leases — tax records for 2024, a sample of 2 171 leases. It includes long-standing contracts at unchanged rents, so it sits below what is asked today: our estimate of asking rent is 950 € for a two-bedroom.

The point of the 75th percentile: it is closer to what is being signed now than the median. The gap between them shows how much a new tenant overpays relative to long-standing ones.

Renting without a Spanish contract

How realistic a long lease is without a nómina — on foreign income, savings or prepayment.

  • A community with its own services: agencies have dealt with foreigners before

This is our model, not a measurement: demanding a nómina is an individual landlord's practice and nobody publishes it. The rating is derived from the share of foreign residents, the presence of a community with services, price growth, seasonality of the stock and the size of the town.

Both watching services report two to four weeks. You can book in Santa Cruz, La Laguna, Puerto de la Cruz, Playa de las Américas in Adeje, Santa Cruz de La Palma and San Sebastián de La Gomera. Leaving for another province is not an option from an island. Nobody reports a shortage of fingerprint appointments; treat this as a rough estimate.
