El Puerto de Santa María

5Winter liveability / 5To the sea 300 mTo the airport 12 min · XRYPer m² 2 502

El Puerto de Santa María is the sixth most populated town in Cádiz province, with around ninety thousand people. It stands at the mouth of the Guadalete on the Bay of Cádiz, facing Cádiz itself — a boat crosses the bay, which is quicker than the road around it.

The town is part of the sherry triangle along with Jerez and Sanlúcar: wine is aged here too, and the old bodegas stand in the centre. For anyone moving it is a convenient middle. Neither a resort nor an industrial port, but an ordinary town with a market, doctors and a station, half an hour from Cádiz or from Jerez and its airport. The beaches are long and sandy, the water Atlantic and cool. Housing costs less than on the Mediterranean.

What tenants actually pay

This is the median rent on active leases — tax records for 2024, a sample of 2 930 leases. It includes long-standing contracts at unchanged rents, so it sits below what is asked today: our estimate of asking rent is 1 040 € for a two-bedroom.

The point of the 75th percentile: it is closer to what is being signed now than the median. The gap between them shows how much a new tenant overpays relative to long-standing ones.

Renting without a Spanish contract

How realistic a long lease is without a nómina — on foreign income, savings or prepayment.

  • 4.6% foreign residents — the market is built for locals with a contract
  • A community with its own services: agencies have dealt with foreigners before
  • Prices rising 9% a year — the landlord picks, and the first filter is a nómina

This is our model, not a measurement: demanding a nómina is an individual landlord's practice and nobody publishes it. The rating is derived from the share of foreign residents, the presence of a community with services, price growth, seasonality of the stock and the size of the town.

The evidence conflicts sharply. One watching service reports one to two weeks for Cádiz and Algeciras, another three to six weeks, having found only four free slots in 78 days. Jerez is named as the less loaded alternative. Nobody reports a shortage of fingerprint appointments; treat this as a rough estimate.
