Castellón de la Plana

5Winter liveability / 5To the sea 4.5 kmTo the airport 75 min · VLCPer m² 1 523

Castellón de la Plana is the capital of Castellón province, with around a hundred and eighty thousand residents. The city stands on a plain four kilometres from the sea: its shore is a separate district, El Grau, with a port and a beach, and a tram runs between them.

The province lives on ceramics: tile production is concentrated around Castellón and gives the whole district its work. For anyone moving that means an ordinary working city rather than a resort — university, hospitals, a railway station, life all year. Housing costs noticeably less than in Valencia or Alicante. The drawback: the sea is not outside the window but four kilometres away, and the city centre does not face it.

What tenants actually pay

This is the median rent on active leases — tax records for 2024, a sample of 11 679 leases. It includes long-standing contracts at unchanged rents, so it sits below what is asked today: our estimate of asking rent is 750 € for a two-bedroom.

The point of the 75th percentile: it is closer to what is being signed now than the median. The gap between them shows how much a new tenant overpays relative to long-standing ones.

Renting without a Spanish contract

How realistic a long lease is without a nómina — on foreign income, savings or prepayment.

  • Prices rising 12% a year — the landlord picks, and the first filter is a nómina

This is our model, not a measurement: demanding a nómina is an individual landlord's practice and nobody publishes it. The rating is derived from the share of foreign residents, the presence of a community with services, price growth, seasonality of the stock and the size of the town.
