Antigua
Antigua is a municipality in the centre of Fuerteventura, on the east coast. The town of Antigua itself sits inland and is small; almost everyone in the municipality lives instead in El Castillo, also called Caleta de Fuste, a resort village by the sea. The town takes its name from an image of the Virgin Mary that, by tradition, was found inside a thorn bush in the fifteenth century.
Today the municipality lives on tourism. People come here to winter, and in December and January it is full; in summer the density is lower, and in spring and autumn the village empties noticeably. There are no international schools, the hospital is twenty minutes away and the airport a quarter of an hour — close by the standards of an island stretching a hundred kilometres. Almost half the residents are foreign. The island is dry: around ten rainy days a year, and drinking water comes from desalination, so the bill differs from the mainland's.
- Puerto del Rosario · 20 km — the island capital, the hospital and the port
- Corralejo · 45 km — the dunes of the natural park in the north
- Betancuria · 30 km — the island's old capital in the hills
Antigua sits in Caleta de Fuste, Fuerteventura, 6 km from the water. The sea is 6 km away: not a seaside town but a town near the sea, and the beach means a drive. 45.8% of residents are foreign nationals per the census: Spanish is not the only language you will hear on the street. The airport is 15 minutes away, closer than for most places in the database.

What tenants actually pay
sourcedThis is the median rent on active leases — tax records for 2024, a sample of 131 leases. It includes long-standing contracts at unchanged rents, so it sits below what is asked today: our estimate of asking rent is 850 € for a two-bedroom.
The point of the 75th percentile: it is closer to what is being signed now than the median. The gap between them shows how much a new tenant overpays relative to long-standing ones.

Renting without a Spanish contract
How realistic a long lease is without a nómina — on foreign income, savings or prepayment.
- —45.8% foreign residents — income from abroad is routine for landlords here
- —A community with its own services: agencies have dealt with foreigners before
- —Prices rising 8% a year — the landlord picks, and the first filter is a nómina
This is our model, not a measurement: demanding a nómina is an individual landlord's practice and nobody publishes it. The rating is derived from the share of foreign residents, the presence of a community with services, price growth, seasonality of the stock and the size of the town.
