Tarifa

Tarifa is the southernmost town in continental Europe: fourteen kilometres to Africa, with the Moroccan shore visible on a clear day. It has around eighteen thousand residents. The Atlantic and the Mediterranean meet here, which is why there is always wind: the air squeezes through the strait.

The whole town is built on that wind. Tarifa is one of the world capitals of kitesurfing and windsurfing, and the crowd matches: young, international, arriving for a season and staying. The square metre costs more than in the neighbouring coastal towns — people pay for the reputation and the beaches. The drawbacks are obvious: the same wind is a nuisance if you are not a sportsman, the hospital and the airport are far, and in winter the town is noticeably quieter.

What tenants actually pay

This is the median rent on active leases — tax records for 2024, a sample of 347 leases. It includes long-standing contracts at unchanged rents, so it sits below what is asked today: our estimate of asking rent is 1 120 € for a two-bedroom.

The point of the 75th percentile: it is closer to what is being signed now than the median. The gap between them shows how much a new tenant overpays relative to long-standing ones.

Renting without a Spanish contract

How realistic a long lease is without a nómina — on foreign income, savings or prepayment.

  • A community with its own services: agencies have dealt with foreigners before
  • Prices rising 11% a year — the landlord picks, and the first filter is a nómina
  • Stock goes to tourist lets: long leases are scarce and competed for

This is our model, not a measurement: demanding a nómina is an individual landlord's practice and nobody publishes it. The rating is derived from the share of foreign residents, the presence of a community with services, price growth, seasonality of the stock and the size of the town.

The evidence conflicts sharply. One watching service reports one to two weeks for Cádiz and Algeciras, another three to six weeks, having found only four free slots in 78 days. Jerez is named as the less loaded alternative. Nobody reports a shortage of fingerprint appointments; treat this as a rough estimate.
