Conil de la Frontera is a white town on the Atlantic coast of Cádiz province, with around twenty-three thousand residents. In summer the population multiplies: people come for the beaches, a long string of them here, and for the tuna caught the old way, in almadraba trap nets.

For anyone moving, Conil is a resort with a caveat. It is quieter in winter than in summer but does not close entirely: this is still an Andalusian town with a life of its own rather than a strip built for the season. The nearest hospital and airport are in Cádiz and Jerez, about an hour away. Housing costs less than on the Mediterranean. The wind here is constant, the water cool and the beaches wide — Atlantic tides are real ones.

This is the median rent on active leases — tax records for 2024, a sample of 294 leases. It includes long-standing contracts at unchanged rents, so it sits below what is asked today: our estimate of asking rent is 720 € for a two-bedroom.

The point of the 75th percentile: it is closer to what is being signed now than the median. The gap between them shows how much a new tenant overpays relative to long-standing ones.

Renting without a Spanish contract

How realistic a long lease is without a nómina — on foreign income, savings or prepayment.

  • 7.2% foreign residents — the market is built for locals with a contract
  • Prices rising 10% a year — the landlord picks, and the first filter is a nómina
  • Stock goes to tourist lets: long leases are scarce and competed for

This is our model, not a measurement: demanding a nómina is an individual landlord's practice and nobody publishes it. The rating is derived from the share of foreign residents, the presence of a community with services, price growth, seasonality of the stock and the size of the town.

The evidence conflicts sharply. One watching service reports one to two weeks for Cádiz and Algeciras, another three to six weeks, having found only four free slots in 78 days. Jerez is named as the less loaded alternative. Nobody reports a shortage of fingerprint appointments; treat this as a rough estimate.
