Ibiza (Eivissa)
Ibiza is the main town of the island of the same name and its port. Fifty-five thousand people live in the town, a hundred and sixty thousand on the island. The old quarter, Dalt Vila, stands on a hill behind sixteenth-century walls and is on the World Heritage list; below it is the harbour, with ferries to the mainland and to Formentera. The island is small — forty-one kilometres north to south and fifteen east to west — but it is divided into five municipalities, and they are very different from one another.
It is known for its clubs. That is true for exactly four months a year. The other eight the island lives differently, and this is where the municipalities diverge. The town itself handles winter well: hospital, schools, an airport a quarter of an hour away. Formentera empties almost completely, and you get there by ferry. Housing here is the most expensive on any island in our base, and people do not buy it for the winter. Around a third of residents are foreign, and not from one country but from many at once.
- Formentera · 22 km — the neighbouring island by ferry, the quietest in the group
- Santa Eulària des Riu · 15 km — the island's second town, calmer than the capital
- Sant Antoni de Portmany · 15 km — the west coast and the sunsets, the loudest place in summer
Ibiza (Eivissa) sits in Ibiza, Balearic Islands, right on the water. You can live here without a car: our rating is 4 out of 5, rare on the Spanish coast. 28.1% of residents are foreign nationals per the census: Spanish is not the only language you will hear on the street. The airport is 15 minutes away, closer than for most places in the database.

What tenants actually pay
sourcedThis is the median rent on active leases — tax records for 2024, a sample of 5 503 leases. It includes long-standing contracts at unchanged rents, so it sits below what is asked today: our estimate of asking rent is 1 900 € for a two-bedroom.
The point of the 75th percentile: it is closer to what is being signed now than the median. The gap between them shows how much a new tenant overpays relative to long-standing ones.

Asking prices are what long lets are advertised at today; the registry is what tenants pay on signed leases, including old ones. The gap between them is your negotiating argument.

Renting without a Spanish contract
How realistic a long lease is without a nómina — on foreign income, savings or prepayment.
- —28.1% foreign residents — income from abroad is routine for landlords here
- —A community with its own services: agencies have dealt with foreigners before
- —Prices rising 9.5% a year — the landlord picks, and the first filter is a nómina
- —Stock goes to tourist lets: long leases are scarce and competed for
This is our model, not a measurement: demanding a nómina is an individual landlord's practice and nobody publishes it. The rating is derived from the share of foreign residents, the presence of a community with services, price growth, seasonality of the stock and the size of the town.
