Punta Umbría
Punta Umbría is a coastal town twenty kilometres from Huelva, with sixteen thousand residents. It sits on a sandy spit between the ocean and the estuary, and that is its defining feature: a long beach on one side, water and marshes on the other where birds come to winter.
Historically this is Huelva's beach: city people came here at weekends and for the summer, and still do. That shapes the town — plenty of second homes, full in summer, noticeably quieter in winter. It does not close entirely, though. The provincial capital is twenty minutes away, and some people live here all year and work there. Housing costs less than on the Mediterranean, there are no international schools, and in summer the ocean runs colder than the sea: 23 °C in August against 27 °C in Benidorm. In winter it is the other way round — 15.7 °C here in January against 14.1 °C in Barcelona.

Punta Umbría sits in Huelva, Costa de la Luz, right on the water. From November to March the town empties out: our rating is 2 out of 5. A resort in summer, shuttered bars and thin transport in winter. Summers are packed: tourist load hits 5 out of 5 at the peak against 1 in winter. Fast internet at a median of 300 Mbps: remote work is not a problem here.

What tenants actually pay
sourcedThis is the median rent on active leases — tax records for 2024, a sample of 260 leases. It includes long-standing contracts at unchanged rents, so it sits below what is asked today: our estimate of asking rent is 720 € for a two-bedroom.
The point of the 75th percentile: it is closer to what is being signed now than the median. The gap between them shows how much a new tenant overpays relative to long-standing ones.

Renting without a Spanish contract
How realistic a long lease is without a nómina — on foreign income, savings or prepayment.
- —4.6% foreign residents — the market is built for locals with a contract
- —Prices rising 9% a year — the landlord picks, and the first filter is a nómina
- —Stock goes to tourist lets: long leases are scarce and competed for
This is our model, not a measurement: demanding a nómina is an individual landlord's practice and nobody publishes it. The rating is derived from the share of foreign residents, the presence of a community with services, price growth, seasonality of the stock and the size of the town.
