Moraira
Moraira is not a town of its own but the seaside part of Teulada: the town hall and all the paperwork are uphill, four kilometres from the water. The village grew out of a fishing settlement beside an old watch castle. Its own church appeared in the 1870s, and Moraira only became a separate parish in 1974 — yesterday, by local standards. The fishing past is not decoration: the market still works and five boats are based in the harbour. Behind the village lie eight kilometres of shore, mountains and vineyards that have made sweet wine for centuries.
There are no tall buildings here, only villas on the slopes, and that costs: Moraira is one of the most expensive places on the Costa Blanca. About half the residents are foreign, mostly Dutch, British and German. A curious line from the council's own report: two thirds of the people who come are not overnight tourists at all but day visitors from elsewhere in Alicante province. The price of building in villas is distance. There is no school and no clinic in the village, the hospital is twenty-five minutes away and Alicante airport an hour and a quarter. Nobody lives here without a car.

Moraira sits in Teulada-Moraira, Alicante, right on the water. Summers are packed: tourist load hits 5 out of 5 at the peak against 1 in winter. Fast internet at a median of 350 Mbps: remote work is not a problem here.

Asking prices are what long lets are advertised at today; the registry is what tenants pay on signed leases, including old ones. The gap between them is your negotiating argument.

Renting without a Spanish contract
How realistic a long lease is without a nómina — on foreign income, savings or prepayment.
- —45% foreign residents — income from abroad is routine for landlords here
- —A community with its own services: agencies have dealt with foreigners before
- —Prices rising 10.7% a year — the landlord picks, and the first filter is a nómina
- —Stock goes to tourist lets: long leases are scarce and competed for
This is our model, not a measurement: demanding a nómina is an individual landlord's practice and nobody publishes it. The rating is derived from the share of foreign residents, the presence of a community with services, price growth, seasonality of the stock and the size of the town.

INE 2025That covers the whole municipality of Teulada. The card above shows our estimate for the town itself, 45 %: the town and the municipality are settled differently, and the padrón is not published for the town alone.
