Alhaurín de la Torre
Alhaurín de la Torre is not a resort but a suburb of Málaga, eighteen kilometres out. The sea is eight kilometres away, and those eight kilometres change everything: the price of a home, who your neighbours are, the shape of the day. Fewer than one resident in ten is foreign here; on the coast it is one in three. The town lived off the land for centuries: vines and tobacco first, then oranges, now avocados and vegetables. It grew along with Málaga — twelve thousand residents in 1991, forty-five thousand now.
Property adverts do not mention this, but it is worth knowing first. Since 1991 the province's main prison has stood on the edge of town — one of the best known in Spain for the cases it has held. It affects prices. Then the rest of the list: no international schools, the nearest hospital half an hour away, no railway, infrequent buses — nobody lives here without a car. In exchange the airport is thirty-five minutes away, winters are drier and warmer than on the shore, and the square metre costs less than in Málaga, Torremolinos or Fuengirola. It is a trade, and an honest one: you pay in distance from the water and you are paid back in price.
- Málaga · 18 km — work, hospitals, the station and the airport
- Torremolinos · 12 km — the nearest beach and train station
- Mijas Pueblo · 20 km — the white village above the coast
Alhaurín de la Torre sits in Valle del Guadalhorce, Málaga, 7.8 km from the water. The sea is 7.8 km away: not a seaside town but a town near the sea, and the beach means a drive. Few tourists even at the peak, 2 out of 5: this is a town, not a resort. Fast internet at a median of 480 Mbps: remote work is not a problem here.

What tenants actually pay
sourcedThis is the median rent on active leases — tax records for 2024, a sample of 616 leases. It includes long-standing contracts at unchanged rents, so it sits below what is asked today: our estimate of asking rent is 920 € for a two-bedroom.
The point of the 75th percentile: it is closer to what is being signed now than the median. The gap between them shows how much a new tenant overpays relative to long-standing ones.

Renting without a Spanish contract
How realistic a long lease is without a nómina — on foreign income, savings or prepayment.
- —Prices rising 13.3% a year — the landlord picks, and the first filter is a nómina
This is our model, not a measurement: demanding a nómina is an individual landlord's practice and nobody publishes it. The rating is derived from the share of foreign residents, the presence of a community with services, price growth, seasonality of the stock and the size of the town.
