Lloret de Mar is a resort town on the Costa Brava in Girona province, with forty-three thousand residents. Its layout is unusual: besides the centre, thirty-nine housing estates and villa districts are scattered around it, many of them second homes. The town is therefore spread out, and getting from one edge to the other without a car does not work.

Lloret is known for mass summer tourism, and that shapes everything else. In winter most of what works in season is shut: our winter score for it is among the lowest on the mainland. Nearly forty per cent of residents are foreign, more than in the neighbouring towns. The hospital is fifteen minutes away and Girona airport an hour. Anyone thinking of living here should come in February. In August the town looks like a completely different place.

A resort in summer, shuttered bars and thin transport in winter. 38.5% of residents are foreign nationals per the census: Spanish is not the only language you will hear on the street. Summers are packed: tourist load hits 5 out of 5 at the peak against 1 in winter.

What tenants actually pay

This is the median rent on active leases — tax records for 2024, a sample of 2 819 leases. It includes long-standing contracts at unchanged rents, so it sits below what is asked today: our estimate of asking rent is 900 € for a two-bedroom.

The point of the 75th percentile: it is closer to what is being signed now than the median. The gap between them shows how much a new tenant overpays relative to long-standing ones.

Renting without a Spanish contract

How realistic a long lease is without a nómina — on foreign income, savings or prepayment.

  • 38.5% foreign residents — income from abroad is routine for landlords here
  • A community with its own services: agencies have dealt with foreigners before
  • Stock goes to tourist lets: long leases are scarce and competed for

This is our model, not a measurement: demanding a nómina is an individual landlord's practice and nobody publishes it. The rating is derived from the share of foreign residents, the presence of a community with services, price growth, seasonality of the stock and the size of the town.

Since September 2025 the card is issued not only in Girona but also in Figueres, Sant Feliu de Guíxols and Portbou, and the appointment is booked for you once the permit is approved. The watching services still report three to five weeks. Even so, in 2026 Barcelona residents were travelling here to book. Moderate confidence.
