Estepona
One number says more about Estepona than any other. Eighty thousand people are on the residents' register, but going by the household waste collected the council reckons about a hundred and twelve thousand live here: a third of the town is counted nowhere. This is the south-western end of the Costa del Sol — twenty-three kilometres of shore with mountains behind it rising to fifteen hundred metres. Pirates were fought off here for centuries: of the chain of watchtowers along the coast, seven survive and all are protected. In the early 1990s Disney looked at Estepona for its European park before choosing Paris.
What sets Estepona apart from its neighbours is that it does not live on tourism alone. The local farming cooperative has six hundred members: lemons, vegetables and more and more avocados. The boats bring in sardines and anchovies. The old centre is low and white, and a timber walkway runs the length of the seafront. About a third of residents are foreign, mostly British and Dutch. The price per square metre is clearly below Marbella half an hour up the road, and for most people who move here that is the whole calculation. No railway; Málaga airport is an hour away.
- Marbella · 27 km — hospitals, schools, Puerto Banús
- Gibraltar · 45 km — British territory and a second airport nearby
- Ronda · 55 km — the mountain town above the gorge
Estepona sits in Costa del Sol, right on the water. 28.6% of residents are foreign nationals per the census: Spanish is not the only language you will hear on the street. Summers are packed: tourist load hits 5 out of 5 at the peak against 1 in winter. Fast internet at a median of 500 Mbps: remote work is not a problem here.

What tenants actually pay
sourcedThis is the median rent on active leases — tax records for 2024, a sample of 2 963 leases. It includes long-standing contracts at unchanged rents, so it sits below what is asked today: our estimate of asking rent is 1 550 € for a two-bedroom.
The point of the 75th percentile: it is closer to what is being signed now than the median. The gap between them shows how much a new tenant overpays relative to long-standing ones.

Asking prices are what long lets are advertised at today; the registry is what tenants pay on signed leases, including old ones. The gap between them is your negotiating argument.

Renting without a Spanish contract
How realistic a long lease is without a nómina — on foreign income, savings or prepayment.
- —28.6% foreign residents — income from abroad is routine for landlords here
- —A community with its own services: agencies have dealt with foreigners before
- —Prices rising 10.2% a year — the landlord picks, and the first filter is a nómina
This is our model, not a measurement: demanding a nómina is an individual landlord's practice and nobody publishes it. The rating is derived from the share of foreign residents, the presence of a community with services, price growth, seasonality of the stock and the size of the town.
